199 Oxford, the first completed building in the Oxford Parks Precinct, sets the tone for a sustainable, pedestrian-focused mixed-use environment linking Rosebank to Illovo. Situated on the south-eastern corner, the six-storey building combines office and retail uses with a modern yet understated façade of clear glass and natural stone. Ground-level setbacks provide sheltered walkways activated by retail and office entrances, while the east-facing Oxford Road elevation features a double façade with frameless atrium glazing and motorised blinds that control light throughout the day. The central atrium houses reception, lounges, and circulation, with observation lifts connecting the building to its urban context. Flexible L-shaped office spaces around a central core allow sub-divisible layouts for multiple tenants, enhanced by a double lift-bank system providing independent access for main and smaller tenants.
