The Regent

The Regent is an elegant executive apartment scheme, situated on a visible site in Morningside, a kilometre north of the Sandton CBD. The site is the highest point in Sandton, with the water reservoir on the site to the north, creating a magnificent opportunity for a building on this long narrow site to enjoy unparalleled views and excellent passive solar aspect.

The building is designed on a curve facing north that bends east and west increasing the northern exposure, capturing the views, and animating the façade on the south where the welcoming sweep embraces arrival. The larger apartments on either end of the building hug the corners, accentuating the arc.

The brief was to design apartments with a high level of security and on-site amenity for people with busy lifestyles. The Regent consists of 98 apartments in ten storeys over two parking levels, with a caretakers unit and fifteen staff units at lower ground level. The ground floor common area amenities include a gym, wellness centre, business centre, coffee shop and reception / concierge service, giving residents the opportunity to work, live, and socialise all in one place.

Typical apartments are arranged two per core with a central lift serving units directly, from the parking basement, which allows complete dual aspect throughout the building. The top floors contain triple-level penthouses, with roof terraces with pool areas and spectacular city views. Biometric access systems give residents security control.

The architectural language was developed in response to the client’s intent for a timeless aesthetic that will age gracefully. A contemporary classic approach to proportions and solid-void relationships characterises the elevational expression. A clean palette of materials using cool-toned plaster, pronounced veined natural stone cladding, and gunmetal grey metalwork combine to create a sophisticated appearance, grounded by the lush green landscaping.
